Typically a buyer fee
On resale purchases, our fee is usually paid by the buyer. The fee is agreed with you in writing before any viewing.
- We tell you who pays us on every deal, in writing, before you make an offer.
- We always show you the options we compared, including ones we earn less on, or nothing at all.
- We compare every option we can access. We don't have access to every listing in the UAE, so we tell you which sources we've checked.
- We negotiate on your behalf. We can't guarantee a price, but every offer and counter-offer goes to you in writing.

Is my advisor really AI?
Yes. Our multilingual advisors are AI-generated presenters and assistants, and they say so in their first message. They aren't based on real people. They answer questions and prepare your shortlist, and a human broker takes over for viewings, negotiation and paperwork.
Who negotiates for me?
A named human Voxhala broker. They negotiate the price, payment plan and incentives on your behalf, attend viewings in person, and put every offer and counter-offer to you in writing. AI never negotiates or signs anything for you.
Who pays you?
On most off-plan sales, the developer pays our commission. On resale, our fee is usually paid by the buyer and agreed in writing before any viewing. We tell you who pays us on every deal, and we show you every option we compared.
Is my money safe?
We never hold buyer funds. Off-plan payments go to the project's escrow account under Dubai Law No. 8 of 2007, and resale payments are made at the DLD transfer through the official process. Always check that payment details match the developer's escrow account or the trustee's instructions, and never pay a personal account.
Can buying property get me a Golden Visa?
Property investors may be eligible to apply for the UAE Golden Visa, a long-term residence permit, generally where the property is worth at least AED 2 million, subject to the conditions set by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP). See our Golden Visa guide. The UAE authorities decide eligibility, not us. We'll point you to the official requirements and to licensed advisers, and we won't promise a visa outcome.
Do I need to be in Dubai to buy?
No. Many buyers start remotely. Your broker can run live video viewings, and some steps can be completed remotely or through a power of attorney. We'll explain which steps for your purchase need you in person.
