What ICP lists for real-estate investors
- You own one or more properties in the UAE with a total value of at least AED 2,000,000.
- Full ownership is registered in your name.
- The property may be financed with a loan, as long as the loan comes from an approved local bank.
- Off-plan units can count if their total value is at least AED 2,000,000 and they were bought from an approved local real estate company authorised by the competent local authority.
- You and your family members have valid health insurance throughout the residency.
What we can and can't do
We can help you find property that may meet the value threshold, and point you to the official requirements. We can't promise a visa, and we don't give immigration advice. Apply through ICP's official channels, and check the current conditions, residency term and documents on its site before you buy with a visa in mind.
Before you rely on it
- Official pages have described the scheme differently over time. Read the live ICP service page on the day you apply.
- Ask how a mortgage or an off-plan purchase affects your application before you sign.
- Keep your title deed or Oqood certificate and proof of the property's value ready.
