Debt-burden check
– of your gross income goes to debt payments
The Central Bank caps total debt payments at 50% of gross salary and regular income, and requires banks to stress-test the rate 2 to 4 percentage points higher. Income-based limits on the loan amount also apply (CBUAE Mortgage Regulations, Article 3).

Banks set their own valuation and arrangement fees in a published schedule of charges (CBUAE fee rules). "Up to 1%" is the usual ceiling to plan for, not a regulatory cap.
Amortisation
Where each year's payments go.
Interest takes most of each payment early on, and principal takes over later. The line shows what you still owe at the end of each year.

Source: CBUAE Regulations Regarding Mortgage Loans (Circular 31/2013), Article 3, with the first-home limits as amended by Board Resolution 31/2/2020. These are maximums. A bank can lend less. Each borrower can claim only one property in the first-home category. The regulation sets limits for UAE nationals and expatriates. For non-residents this calculator applies the expatriate limits as a ceiling, but many banks lend non-residents less or not at all.

Please read before relying on these numbers
- An illustration, not an offer of credit. The bank decides whether to lend, how much, at what rate and on what terms, after checking your income, credit record (Al Etihad Credit Bureau) and the property valuation. Voxhala is not a lender or a mortgage adviser.
- Loan-to-value is capped by the Central Bank and based on the lower of the price and the bank's valuation. If the valuation comes in low, you need a bigger down payment.
- Off-plan. The limit is 50% for every buyer. Few banks lend before completion, so many buyers pay the developer's plan and take a mortgage at handover, when the ready-property limits apply.
- Debt-burden ratio. The 50% cap counts every debt payment, including credit cards. Banks stress-test the rate, and for investment property they deduct at least two months' rent. If the loan runs past retirement, it must still be affordable on your post-retirement income (CBUAE).
- Age. The Central Bank no longer sets a maximum age at the last repayment. Each bank sets its own (CBUAE), so the term you're offered may be shorter than 25 years.
- Fixed rates usually last for an initial period and then become variable. The reversion rate drives the long-term cost, so ask for it in writing. Early or partial settlement fees on home loans are capped at 1% of the outstanding balance or AED 10,000, whichever is lower (CBUAE).
- Upfront costs use Dubai Land Department fees and assume you pay the full 4% transfer fee. Admin fees are indicative and VAT applies to trustee, valuation, arrangement and brokerage fees. Plan to pay DLD fees and brokerage in cash, and confirm with your lender. Abu Dhabi, Sharjah and Ras Al Khaimah charge different fees. Life and property insurance are extra.
- Islamic home finance. Many UAE banks offer Shari'ah-compliant home finance, such as Ijara (lease-to-own) or Murabaha. You pay a profit rate instead of interest, and the structure and early-settlement terms differ. The Central Bank's limits on loan-to-value, debt burden and term still apply (CBUAE Mortgage Regulations, Article 6). The repayment figures here are a reasonable guide, but ask the bank for its own schedule.
